Overlooking the glimmering waters of the Pacific Ocean in Newport Beach, Calif., Oceanside Drive is a nearly 5,000 square foot luxury residence with a guest villa. Featuring a total of six bedrooms and six bathroom beachfront property was built in 2019 and includes two private elevators, four fire places and a variety of carefully selected details.
Energy efficiency and space savings were key considerations for engineers when developing the heating and cooling system. Jaga’s Briza-12 fan coil units eliminate the need for refrigerant in living spaces, instead using hydronic technology with energy supplied by an air-to-water electric heat pump that can be powered by solar panels. The idea is to have systems like this operate on 100% electricity, efficiently and quietly.
By using the Briza-12, which measures just 4.6 inches deep, engineers also eliminated the need for ductwork. Flexible and easy to install, the fan coils discretely tuck into the low, pitched ceilings providing high output and quick reaction times. This allows spaces to rapidly cool during warm California days or provide heat during cool evenings. This system minimizes the overall operating costs and allows building occupants to heat and cool specific rooms rather than the entire residence.
“When we upgrade [a residential property] to a hydronic system, it opens up many more options for heating and cooling that can be blended into a hybrid hydronic system,” said Dave Mayo of Mayo Mechanical.
Operating at under 35 dBA, the Briza-12s are also extremely quiet, generating little hum or buzz typically associated with other air conditioning equipment and allowing for the soothing sounds of the ocean to reach living spaces. They also operate without the need for extensive control panels, only operating on whenever hot or chilled water flow through the coil.
